A very classic traditional brick home for a nice lot in Austin. The client wanted a symetrical house appearance from the street. This is my seccond project under the new ordinance.

Austin's HOME Ordinance

  • one unit - 0.40 FAR
  • two units - 0.55 FAR


Under the previous McMansion Ordinance the maximum square footage would have been 3,218, under HOME we are able to utilize the Second Unit for a maximum of 4,425, although we only added 521 s.f., as the primary unit was limited to 3,218 (0.40).

One aspect of HOME that were able to take advantage of was the reduced front setback, being at 15' allowed us to get the seperation we needed to the second unit above the two car garage. In addition, the Impervious Cover was the limiting factor.
